Privacy Policy
What we collect, why, and who else touches it. Written to be read, not skimmed past.
Who we are
Underwriting Vault (“we,” “us”) is an education and tools website at underwritingvault.com, operated by Underwriting Vault LLC, based in St. Louis, Missouri. Questions about this policy go to privacy@underwritingvault.com.
Underwriting Vault is not a lender, a loan broker, or a financial advisor. We don't make loans, and we don't sell your information to anyone who does.
The short version
- The numbers you enter into our calculators stay in your browser. We don't receive or store them.
- If you give us your email address, we use it to send what you asked for and our emails. You can unsubscribe at any time.
- If you buy something, Stripe handles the payment. We never see or store your card number.
- We don't sell your personal information.
Information you give us
Email signups. When you download a resource such as the Banker's Checklist, request your results, or join a waitlist, we collect your email address and anything else you choose to enter (for example, your first name, or whether you're evaluating a property or a business).
Purchases. When you buy a tool, bundle, course or membership, our payment processor collects your payment details. We receive your name, email address, billing country and postal code, what you bought, and the amount, so we can deliver your purchase, send receipts, and handle refunds.
Messages. If you email us, we keep the message and your contact details so we can respond.
What the calculators do with your numbers
Our calculators and analyzers run entirely in your web browser. Purchase prices, rents, income figures and other deal numbers you enter are processed on your device and are not sent to us. Some tools may remember your last entries in your own browser's storage for convenience; that data stays on your device, and clearing your browser data removes it.
Information collected automatically
Like most websites, our hosting provider records standard server logs when you visit, such as your IP address, browser type, the pages you request, and the time of the request. These logs are used for security and to keep the site running.
Our pages load fonts from Google Fonts, which means your browser connects to Google's servers and shares your IP address with Google when a page loads.
Cookies and analytics. We do not currently use advertising cookies or third-party analytics.
How we use your information
- To deliver what you requested: downloads, results, purchases and course access.
- To send emails you signed up for, including educational content and offers related to our tools and courses.
- To process payments, send receipts, and handle refunds and support requests.
- To protect the site against fraud and abuse, and to meet legal obligations.
Our emails are sent through MailerLite. Every marketing email includes an unsubscribe link, and unsubscribing takes effect promptly. After you unsubscribe, we may still send transactional messages, such as receipts for something you bought.
Who else handles your information
We share information only with service providers that help us run the site, and only for that purpose:
- SiteGround: website hosting and server logs.
- MailerLite: email signups and email delivery.
- Stripe: payment processing. Stripe's use of your payment information is governed by its own privacy policy.
- Google: font delivery.
We may also disclose information if required by law, or to protect our rights or the safety of others. If Underwriting Vault is ever sold or merged, your information may transfer to the new owner under this policy.
We do not sell your personal information, and we do not share it with lenders, brokers or advertisers for their own marketing.
How long we keep it
We keep your email address until you unsubscribe or ask us to delete it. We keep purchase records for as long as required for tax, accounting and legal purposes.
Your choices and rights
You can ask us to show you the personal information we hold about you, correct it, or delete it by emailing privacy@underwritingvault.com. Depending on where you live, you may have additional rights under your state's privacy law; we will honor them where they apply. We won't treat you differently for exercising them.
Security
We use reputable providers and take reasonable measures to protect your information. No method of transmission or storage is completely secure, so we can't guarantee absolute security.
Children
Underwriting Vault is intended for adults. We don't knowingly collect personal information from children under 13. If you believe a child has given us information, contact us and we'll delete it.
Changes to this policy
If we change this policy, we'll update the date at the top of this page. If a change is significant, we'll notify subscribers by email.
